How to Create a Healthier, Elevated Space (Without Replacing Everything)

Creating a beautiful, welcoming rental isn’t just about aesthetics anymore, today’s guests are paying closer attention to how a space feels. Air quality, materials, and chemical exposure all play a role in comfort, sleep, and overall well-being.

As a Havenwith host, this is a powerful opportunity, designing a space that’s not only stylish, but also supportive of your guests’ health. The good news? Low-tox design doesn’t require a full overhaul or a sky-high budget. Below is a practical, host-friendly guide to sourcing lower-tox furniture, rugs, pillows, art, and décor, plus what to do if you’re working with items you already own.

What Does “Low-Tox” Actually Mean?

Low-tox design focuses on reducing exposure to harmful chemicals commonly found in home furnishings, such as, VOCs (volatile organic compounds) that off-gas into the air, formaldehyde in wood products, and adhesives, flame retardants in foam and upholstery, synthetic dyes and finishes that can irritate sensitive guests The goal isn’t perfection, it’s progress. Every thoughtful choice contributes to better indoor air quality and a more restorative guest experience. Now let's get into what you've been waiting for!

How to Choose Low-Tox Furniture

When purchasing new furniture for your rental, prioritize materials and construction over trends.

Look for:

  • Solid wood (especially FSC-certified)
  • Greenguard Gold or similar emissions certifications
  • Water-based or natural finishes
  • Upholstery made from organic cotton, linen, wool, or leather

Be cautious with:

  • MDF or particleboard without certifications
  • Strong “new furniture” smells (a red flag for VOCs)
  • Foam cushions without clear material transparency

Host tip: If a brand doesn’t disclose materials, certifications, or finishes, that is your answer.

Rugs: One of the Biggest Low-Tox Wins

Rugs are often overlooked, yet they’re one of the easiest swaps with major impact.

Best low-tox rug materials:

  • Wool
  • Jute
  • Sisal
  • Seagrass
  • Cotton (ideally organic)

Avoid synthetic rugs treated with stain resistance or antimicrobial coatings when possible, these can off-gas for years.

Bonus: Natural fiber rugs photograph beautifully and instantly elevate a space.

Pillows, Bedding & Soft Goods

Guests spend hours in direct contact with these items, making them a high-priority category.

Look for:

  • Organic cotton or linen pillow covers
  • Wool, latex, or down pillow inserts
  • OEKO-TEX or GOTS certifications

If you’re not ready to replace inserts, start with clean, natural covers and launder regularly with fragrance-free detergent.

Art, Décor & Wall Finishes

Low-tox doesn’t mean boring. It means intentional.

Better options include:

  • Original art, prints, or photography
  • Framed textiles or vintage pieces
  • Mirrors and glass décor
  • Ceramic, stone, or wood accessories

If you’re painting or refreshing walls, opt for zero-VOC or low-VOC paints and allow adequate ventilation before guests arrive.

What If You Already Own Conventional Furniture?

You do not need to throw everything out.

Here’s how to work smarter:

  1. Air It Out Open windows regularly, especially between guest stays. Fresh air is one of the most effective (and free) detox tools.
  2. Use an Air Purifier A high-quality air purifier can significantly reduce VOCs, dust, and allergens - especially in bedrooms and living areas. My favorite is Air Doctor!
  3. Layer Natural Materials Add wool rugs, linen curtains, cotton throws, and natural pillows to help offset synthetic-heavy pieces.
  4. Seal When Needed For older particleboard furniture, a low-VOC sealant can help reduce ongoing off-gassing. Why This Matters for Your Guests (and Reviews) Low-tox spaces: Support better sleep Reduce headaches and sensitivities Feel calmer, cleaner, and more intentional Appeal to wellness-minded travelers Many guests won’t know why your space feels better, they’ll just know it does.
